Yorkshire-based serviced office provider, Prospect Business Centres, has experienced a 25% increase in enquiry levels for its Leeds offices during the first half of 2010, compared with the same period last year. Six months of continued growth represents the first sustained increase in demand since 2008, highlighting the popularity of the serviced office concept in the face of ongoing economic instability.
The serviced office provider has experienced a surge in activity over the last three months in particular, with a high percentage of enquiries converting into tenancy agreements. Its two Leeds-based buildings, Prospect House and Fountain House, have welcomed eight new tenants between them since the start of quarter two and are now both running at close to 95% occupancy.
Charlie Cudworth, director of Prospect Business Centres said: “Ongoing uncertainty in the economy is reflected in continued occupier caution towards the more traditional longterm leases; this has buoyed demand for serviced offices as businesses seek a more flexible foothold until the economic climate settles.
“We continue to attract existing Leeds-based companies looking to expand or relocate, but the city is also often top of the list for companies seeking a secondary location in the UK.
“ISG Pearce, Connex, Graysons and Cow PR have all set up new bases in the region, selecting Prospect Business Centre offices as their base. Providing affordable but prestigious business environments, our offering is the ideal option for these companies, allowing them to draw on the benefits of lower overheads and increased flexibility when compared to traditional leases.
“National and Leeds-based businesses alike continue to be driven by accommodation that offers them the best value and quality in the very best locations. This makes buildings like Prospect House and Fountain House extremely attractive options.”
Prospect Business Centres operates in key city centre locations and has fine-tuned its offering to bring the best quality facilities, customer service and surroundings to companies seeking office space.
On the back of continued demand, Prospect Business Centres has launched a long-term acquisition campaign which will facilitate the business’ expansion across the UK, doubling its offering in the next few months.
